The ~25,000 m² scenario is total counted floor area across storeys, not a footprint to double. It is not an approved entitlement. The draft report’s theoretical 7% calculation remains subject to land categories, exclusions and authority confirmation.

What can be explored today?
The draft report by architect Alfonso Mora Aguilera identifies a conditional hotel and restaurant pathway under the territorial plan and LISTA framework. It is dated 13 May 2024 and is not a municipal approval. The eligible area, layout and final floor area require current written confirmation.
Landscape and coastal safeguards
The visual ridgeline, terrain, watercourses and applicable setbacks must shape the design. The report cites a two-storey / 7.5 m limit and 20 m boundary setbacks, subject to the rules applying to each part of the land. There is no confirmed permission for a freely saleable residential scheme.
Neighboring Casa Fuerte planning
The project team reports preliminary approval of the Plan Parcial for neighboring land associated with Casa Fuerte. The corresponding resolution and exact boundaries remain to be independently verified. This is local context, not an approval or extension of development rights for Infinity Bay.
A beach club, sports club or chiringuito?
Previous discussions with the town hall, as reported by the project team, identified the possibility of applying for a beachside club, sports facility or beach bar concession. This would be a separate application subject to the relevant coastal and municipal procedures, availability and approvals. No concession is included or guaranteed.
